A first-time buyer's roadmap to buying a home in Florida
The steps from deciding to buy to getting the keys, in plain language.
1. Talk to a lender before you shop
It is easier to shop when you know where you stand. A conversation with a licensed loan originator will help you understand your options, what documents you will need, and what to expect. This is also the time to ask about down payment assistance programs that may be available to eligible buyers.
2. Work with a real estate agent
Many agents now ask buyers to sign a written agreement before touring homes. Ask what it covers and how the agent is paid, so there are no surprises.
3. Make an offer and get inspections
Once your offer is accepted, you will schedule inspections and the lender will order an appraisal. In Florida, also get an insurance quote for the specific property right away.
4. Complete your loan
Your loan goes through underwriting. You may be asked for additional documents, so respond quickly. Avoid opening new credit or making big purchases until you have closed.
5. Close and get the keys
Before closing you will receive the required disclosures in writing so you can review your final terms. At closing you sign, pay the amount due, and receive your keys.
